Booked this hotel for 3 nights in September 2009. Good location near both the bus and train stations, a main vaporetto stop and a large supermarket. Spotlessly clean and good value. Only criticism is that we booked and paid for a double room 3 months in advance but when we arrived only a twin was available. We were only given a double room for our last night after asking each day. It was in the small print that the bed configuration could not be guaranteed - so if it is important to you I suggest you contact the hotel in advance and make this clear to them.

Not bad...
This hotel's location allows you easy access to most of Venice's facilities. The staff are very pleasant and helpful, the rooms and bathroom are indeed very clean. The drawback: absolutely no view at all, the windows are placed very high and you can only glimpse a few roof tops. Not for claustrophobic people. Breakfast is good, there's a big supermarket five minutes from the hotel. At night, the neighborhood doesn't feel particularly safe.

Better than expected!
I stayed at this hotel with a group of people from uni. For it's relativly cheap price we were not expecting much, but were pleasantly suprised! The rooms are extremly clean with massive wardrobes, comfortable beds, desk and chair. My friend and I had ajoining rooms with a shared bathroom, which was a nice suprise as we expected to be sharing a room. The bathroom was excellent and had very modern styling. The breakfast is served from 7:30-9:30 every morning and consists of fresh rolls, packaged croissants, cheese spread,butter,jam,chocolate spread,packaged toast,crackers,juice and a hot drink of your choice served at your table. The staff are pleasant enough, but be aware of re-arranging the furnature in your room or the communal areas... We moved the sofas in our communal area into a more social possition and the staff were not happy. This hotel is a great location too, around the corner from the bus station, co-op supermarket, main boat stop and a short walk over the new bridge to shopping and restaurants. I would highly reccomend this hotel to anyone wishing to stay in Venice on a budget!

"Canal side hotel at a giveaway price"
This is a great hotel and very convenient for transport. The people are friendly and speak English. It was very cheap - we went in March and I started to worry that it might be ghastly because of the price - but no. It's not flash but spotless.It was originally a monastery and overlooks a canal - what more could you want in Venice? I suppose people might think it's off the beaten track but it didn't take long to walk to the centre. Also it's near San Croce and San Polo - these are great areas. I was very grateful for the review that explained how to find it.....from the Piazzala Roma bus stop look for the multi storey car park,walk towards it until you see an information kiosk - walk part this until you hit the canal - turn right and the hotel is a few yards along.

"Hope to return"
Having stayed in other hotels further down the Grand Canal and found them overpriced and over rated, this hotel could not be bettered for value for money if you want a budget hotel. Rooms are simply furnished but very comfortable. Bathrooms excellent - spacious and spotless. Fresh thick towels every day. Buffet breakfast is fresh orange, croissants, toasts, crackers, cheese,hot drinks. Above all, the situation of the hotel is ideal. Piazzale Roma with airport bus connections is only a couple of minutes walk- no struggling with cases on crowded water buses. The top of the Grand Canal with water-bus connections is only round the corner. There is also a very useful Co-Op supemarket and a Post Office at the canal side. This hotel provides all that I would ask for when staying in Venice- value for money and location location location. The only drawback I found was that its rooms are on 2 floors with very steep stairs - There is a rather temperamental lift but is apparently only for luggage-no people were allowed to use it.
