LOCATION

Overlooking Dawn Beach on the eastern coast, the Princess Heights Luxury Boutique Resort is located in Dutch side of beautiful St. Maarten. The resort is just over eleven kilometers from some of the Caribbean's best shopping and dining in Philipsburg. The island is the smallest territory in the world shared by two sovereign states, France and the Netherlands.

* On site resort amenities are a freshwater pool, and a kiddie pool slide, fitness room, parking, daily maid service, limited room service and concierge. Towering palms, fragrant jasmine, hibiscus and brilliant bougainvillea frame the entire property.

ROOM AMENITIES

* The condo resort offers 15 one- and two-bedroom guest suites in a six-story, sand-colored, Mediterranean-style building with red-tile roofs set into a steep, rocky, flower-garden hillside. Balustraded balconies feature panoramic views of the Atlantic Ocean, and, on clear days, St. Barths can be seen near the horizon. The three-tower building doesn't contain elevators, but upper and lower parking lots ensure all suites are accessible via no more than two flights of stairs.

* Contemporary decor and furnishings include tropical-wood trim, pale marble floors, slate-colored overstuffed furniture, and pink marble bathrooms with jetted-tub/shower combinations. Bedspreads contribute bright colors. Air conditioning and ceiling fans offer cooling options. Complimentary CD players are available on request. DVD players, VCRs, and video-game consoles can be rented.

This place was incredible!!! We had the two bedroom suite. Almost everything was perfect. We didnt hear any noise at all. At night I went on the patio to read and it was so quiet, all I heard were the waves. I did not have any noise issues that others have mentioned. It was secure and quiet. The staff goes out of their way to make you feel at home. My five year old son wanted to marry our housekeeper Kiree!!!! We will definately be back. I highly reccomend Princess Heights!!!

"Pleasant Stay"
My wife and I stayed at Princess Heights for several days in July, 2007. I was prompted to write this (rather long) evaluation due to the lack of detailed and consistent reviews with regard to this hotel and the construction currently taking place in the surrounding area. Our one bedroom unit was large and well maintained, and looked relatively new. The floors throughout were marble tile. The unit had one full bath and one half bath. It was appointed with comfortable furniture and equipped with all the standard amenities (safe, iron, blow-dryer, etc.). The pictures on the hotel’s web site are an accurate depiction of the rental suite. The real gem of this unit is, of course, the balcony. It is large and offers access from both the living room and the bedroom, through oversize French doors. The doors in the living room are particularly pleasing, as they swing open into the living room and lend an airy feel to the room. As a result, one can enjoy the balcony even while sitting on the living room sofa. As for construction in the area, there are two projects currently in progress. The first project is an addition to the Princess Heights development. The second is a new hotel about a quarter mile away. The Westin, which is located almost directly below Princess Heights, has been completed. Having read all the prior reviews about construction near PH, we asked management about the situation promptly upon our arrival. We were informed, to our dismay, that construction at the PH addition commences at 7:00 am and ends at approximately 6:00 pm, seven days a week. We prepared for the worst. With regard to the PH addition, however, all major structural work seems to have been completed; the building has been fully erected in concrete. There was no blasting, jack-hammering or similar heavy construction work. Indeed, the construction currently taking place is fairly minimal, consisting of the occasional circular saw cut and the odd hammering. One would expect this to change in the near future, as the interior of the building must be completed, but as of now, there is no substantially disruptive construction work in progress at the PH addition. The addition, however, is built higher than the main building at PH, and thus affords the construction workers a relatively unobstructed view of the balcony, compromising the privacy of the guests when relaxing on the terrace. My wife insisted on sunbathing on the terrace in her bikini, in full view of the construction staff; sadly enough, nothing happened. With regard to the Westin, there is no construction work there at all; the hotel is finished. And while I have read reviews which found the air conditioning systems and the generators at the Westin disruptive, I do not agree. The air conditioners are so far away, that they emit only a relatively faint hum, probably similar to that of a neighbor’s window unit. And although I’m not certain what a generator might sound like, I’m reasonably sure that I didn’t hear one. It is true, however, that the Westin has detracted from the view of the balcony, but only minimally. PH is situated high atop a hillside; the Westin is only two stories high and is literally built at sea level. And while the Westin impedes a clear view of the sandy beach, there is a clear view of the ocean beyond, even though it is now set against the roof of the Westin. As an aside, for those who enjoy fine dining, Aura restaurant (located in the Westin hotel) offers what is most likely the premier dining experience on an island known for its fine French cuisine; and Ocean restaurant (also in the Westin) offers a beautiful Sunday brunch. Finally, a new hotel, currently in its structural construction phase, is being built past the Westin. Heavy construction is in progress at that location, but it is far enough away from PH so as not to be seriously disturbing. Note that no construction noise is audible inside the unit when the balcony doors are closed. The staff at Princess Heights is exceptional and go out of their way to make their guests feel welcome. They are proof that friendliness and professionalism do not have to be mutually exclusive. In fact, when I neglectfully allowed the gasoline level in my rental car to drop very low, the staff arranged to have gasoline brought to my car, just to avoid the possibility that I might get stuck on the road; all this, even after I informed them that my wife was quite capable of pushing the small import to the nearest filling station (she has bulky thighs and it was mostly downhill...). In short (I know, too late), I believe that only the most demanding and/or sensitive guests would find the construction at PH or the presence of the Westin a hindrance to their stay at PH. The accommodations were superior, the balcony enjoyable, and the staff superb.
