This modern, gated holiday resort consists of townhouses and villas, many of which are clustered around the shores of the lake that is central to the resort; others are situated further back on the conservation area. The lake is stocked for fishing, and a large wooden bridge over it allows guests direct access to the clubhouse.

Check-in is from 4 pm. Check-in, registration and key collection are to be conducted from the Homes Welcome Center, located at 6365 West Irlo Bronson Memorial Highway, Kissimmee, Florida 34747. Keys may be collected after hours from the electronic lock box at the Welcome Center. Guests should enter the lock box code (C-7-0-8-3), then press the button with the symbol of a door key. Homes assistance is available 24 hours a day via the toll-free number: 1 800 713 8356 (the urgent message option should be selected). On booking their villa, guests will be asked to supply credit card details as a refundable security deposit of USD 500 is required for each home or apartment. The following items can be added to the booking for a daily additional fee: pool heat (where applicable), baby cot and highchair. All apartments and condos are non-smoking, and pets are not allowed.
